BSP Burbank Sunrooms & Patios provides sunroom construction, sunroom additions, patio enclosures, screen room installation, and related home improvement services in Burbank, CA and surrounding areas. All services are subject to a written agreement signed by both parties before any work begins.

We reserve the right to decline any project at our discretion. We also reserve the right to subcontract portions of work to licensed trade professionals while remaining responsible for overall project quality.

3. Estimates and Pricing

All estimates provided by BSP Burbank Sunrooms & Patios are based on information available at the time of the site visit. Estimates are valid for 30 days from the date of issuance unless otherwise stated in writing.

An estimate is not a contract. Work does not begin until both parties sign a written contract specifying the scope of work, total price, and payment schedule. Changes to scope after contract signing may result in a written change order that adjusts the project price and timeline.

If unforeseen conditions are discovered during construction (such as outdated wiring, structural deficiencies, or hazardous materials), we will notify you in writing before proceeding. Additional costs resulting from unforeseen conditions are the responsibility of the property owner.

4. Scheduling and Cancellation

Project start dates are estimates subject to permit approval timelines, material availability, and crew scheduling. We will communicate changes to your scheduled start date as soon as we are aware of them.

If you need to cancel a signed contract, written notice is required. Cancellation fees may apply based on materials ordered and work already completed at the time of cancellation. The specific cancellation terms will be stated in your written contract.

We reserve the right to suspend or terminate a project if payment obligations are not met on schedule, if site conditions become unsafe, or if the property owner requests changes that are not feasible to complete safely or legally.

5. Payment Terms

Payment terms are specified in the written project contract. A deposit is typically required before work begins. Remaining payments are structured by milestone or completion, as outlined in the contract.

Accepted payment methods will be specified in your contract. Late payments may be subject to a late fee as specified in the contract. We reserve the right to suspend work if payment milestones are not met.

Final payment is due upon project completion and customer sign-off. Withholding final payment for items outside the original contracted scope is not permitted.

6. Permits and Compliance

BSP Burbank Sunrooms & Patios is responsible for obtaining required building permits for all contracted work, unless otherwise agreed in writing. The cost of permits is included in the project contract price unless specified otherwise. The property owner is responsible for disclosing any HOA restrictions or deed limitations that may affect the project before work begins. We are not liable for delays or costs caused by undisclosed HOA requirements.

7. Warranty

We stand behind our workmanship. The specific warranty terms for your project will be stated in your written contract. Warranties apply to workmanship only and do not cover damage caused by misuse, neglect, natural disasters, or modifications made by others after project completion.

Manufacturer warranties on materials, windows, and structural components are separate from our workmanship warranty and are governed by the respective manufacturer's terms.

8. Limitation of Liability

To the fullest extent permitted by law, BSP Burbank Sunrooms & Patios shall not be liable for indirect, incidental, consequential, or punitive damages arising from the use of our website or from the services we provide. Our total liability for any claim arising from a specific project shall not exceed the total amount paid by the property owner for that project.

We are not responsible for damage caused by conditions that existed at the property before our work began and that were not disclosed to us or discoverable by reasonable inspection.

9. Dispute Resolution

If a dispute arises between you and BSP Burbank Sunrooms & Patios relating to a project or these terms, both parties agree to first attempt to resolve the dispute through good-faith negotiation. If negotiation does not resolve the matter within 30 days, the dispute will be submitted to binding arbitration under the rules of a mutually agreed arbitration service.

Each party is responsible for its own legal fees and arbitration costs unless an arbitrator determines otherwise.

10. Governing Law

These Terms and Conditions are governed by the laws of the State of California, without regard to conflict of law principles. Any legal proceedings not subject to arbitration shall be brought in the courts of California.

11. Website Use
